First-time landlord? Here is a brief guide to letting a property with Michael Anthony and Village Homes.

Step 1

The rental value

We start by providing an accurate valuation to work out your property’s worth and expected rental income. Our Valuation Managers know the local lettings market with over 30 years experience

Step 2

The lettings services

Fee Schedule v5We will explain the service options available and the rental process. Choose the landlord service that is right for you – Tenant Find Only, Rent Collection or Fully Managed. For information on our fees, see our Fees Schedule.

Step 3

Marketing your property

We’ll use our latest technology to take professional HDR photos, 360 virtual tours and LIDAR floorplan, then place your property on the market. It will be comprehensively marketed through our website, Rightmove, Zoopla, On The Market and across social media.

Step 4

Viewings & Feedback

We can manage tenant viewings for you and will update you with feedback as soon as possible. Our ARLA trained agents will discuss with you any interest and offers from prospective tenants.

Step 5

Tenant referencing

Once you have approved an offer, our thorough tenant referencing process begins using a reputable referencing company to check tenant credentials including finances to ensure peace of mind.

Step 6

Tenancy agreement

We will prepare a tenancy agreement on your behalf and arrange the paperwork. Our Tenancy Agreement has been specifically drawn up to take account of the latest legislation and to protect your interest.

Step 7

Deposit & move in

Once the tenancy agreement has been signed by both parties and the deposit has been collected, the tenant can move in.

Property Management

For peace of mind, our in-house property management team can fully manage your property and deal swiftly and efficiently with any issues arising.
