How does property condition affect house price estimates compared to valuations?

Property condition often has little impact on automated house price estimates because the model cannot see inside the home. A valuation, however, should reflect condition because it is based on an inspection and an understanding of how buyers respond to finish, maintenance and layout. If two similar homes sold for different prices, condition and presentation are often major reasons, and that difference is more likely to be captured in a valuation than an estimate.
