Yes. We arrange the main safety and compliance certificates for your rental property on all three service levels. Prices for Fully Managed landlords, all including VAT: a Gas Safety Certificate and/or service from £90, an Electrical Installation Condition Report (EICR) from £222, an oil boiler service from £150, an EPC for £125, a Legionella risk assessment for £125 and PAT testing from £80. We can also install smoke and carbon monoxide alarms from £45 per alarm. Let Only and Rent Collection landlords pay an additional £120 inc. VAT per certificate or service, and smoke and carbon monoxide alarms are from £75 per alarm. Full details are in our Landlord Fees Schedule.

We market your property with professional HDR photos, 360 virtual tours and LIDAR floorplans on our website, Rightmove, Zoopla, OnTheMarket and social media. We manage viewings and update you with feedback promptly. Once you approve an offer, applicants are referenced by a reputable referencing company, including financial checks, along with Right to Rent, ID and sanctions checks. We then prepare a tenancy agreement drawn up to reflect the latest legislation.

Yes. Michael Anthony Lettings Ltd is part of the Propertymark Client Money Protection scheme, so if a scheme member went into liquidation or misused your rent, deposit or other funds, Propertymark would reimburse you within the scheme’s limits. As licensed ARLA Propertymark members, we also hold professional indemnity insurance and belong to The Property Ombudsman redress scheme.

With Fully Managed, our in-house property management team looks after the day-to-day running of your let. We arrange repairs using contractors of your choice or our local contractor database, inspect the property within the first three months and then every six months, keep you compliant with lettings legislation and send you regular reports. We also negotiate the rent to keep it in line with the going market rate. The fee is 15% including VAT.

We offer three levels of service, all prices including VAT: Let Only at one month’s rent, payable in advance; Rent Collection at 12%; and Fully Managed at 15%. With Fully Managed, our in-house property management team handles maintenance, inspections and compliance. A set-up fee also applies, and Fully Managed has a monthly compliance fee. All prices include VAT. Your first tenancy with us has a £420 set-up fee covering professional photography, floor plans, virtual tours, Rightmove, Zoopla and OnTheMarket advertising, accompanied viewings, a Land Registry check, referencing, Right to Rent, ID and sanctions checks and the tenancy agreement. Later tenancies have a £300 set-up fee. Fully Managed lets also have a compliance fee of £4.80 per tenancy per month.
