Valuations
Book a free expert valuation on our Value my property page: choose Sales, enter your address and pick a preferred date and time of day, and one of our local valuers will visit your home. If you would like a rough idea first, our instant online valuation asks for your postcode, number of bedrooms, property type and contact details.
Landlords can get a free rental valuation in two ways. Our instant online valuation gives a quick estimate of monthly lettings income, or you can book a free expert valuation on our Value my property page by choosing Lettings, and a member of our lettings team will assess your property against the local rental market.
A face-to-face valuation typically takes around 30 to 45 minutes, depending on the size of your home. Your valuer will walk through the property, note its size, layout, condition and standout features, and talk you through recent sales of comparable homes nearby. It is also a good chance to ask about timing, presentation and how to achieve the best possible price when you sell.
The quickest way to find out is a free valuation from Michael Anthony. You can get an instant online estimate, or book a free expert valuation, where a local valuer visits your home and looks at its condition, layout, improvements and recent comparable sales nearby. We have been valuing homes across Aylesbury, Leighton Buzzard and the surrounding villages for over 30 years. Start at Value my property or read our house valuation guide.
Gather details of any improvements, such as an extension, new boiler or rewiring, along with planning permissions, building regulations certificates and warranties for major work. Make sure the valuer can get into the loft, garage and any outbuildings, as these can affect value. A tidy, well-presented home helps, although the figure should still be based on evidence. Do mention anything that is not obvious, such as planning permission already granted.
Usually not on its own. Online estimates are built from sold-price data and postcode trends, so they cannot see your home’s condition, presentation, extension or modernisation. They are a useful starting point for a rough range. To set an asking price with confidence, follow up with an expert valuation, which uses the most relevant local comparables and what buyers are paying now.
An estate agent valuation, often called a market appraisal, is our professional opinion of the price your home is likely to achieve if it is marketed well, based on a visit and local sales evidence. A mortgage valuation is carried out for the lender to confirm the property is suitable security for the loan. It is not a full survey and can be more cautious because it assesses lending risk. Formal valuations for legal purposes are usually done by a chartered surveyor.
